A visit to your property allows us to understand the land, existing conditions, and any logistical or zoning considerations. From here, we begin shaping the project’s foundation—literally and figuratively.
3. Concept Development
Working collaboratively, we explore layout, style, and function to begin shaping the initial design. This is where ideas take form and your vision starts to come to life.
4. Preliminary Budgeting
We align the conceptual design with your budget, offering transparent guidance on where investment makes the most impact. This step helps you make informed choices before moving deeper into design.
5. Design Refinement
With clear direction, we fine-tune the architecture and interior elements, integrating materials, finishes, and custom cabinetry—designed and built in-house—to ensure a flawless and cohesive result.
6. Selections & Specifications
Every finish, fixture, and detail is thoughtfully selected and documented. This step ensures that nothing is overlooked and sets the stage for precise execution in the field.
7. Final Proposal & Construction Agreement
Once the design and scope are complete, we present a comprehensive proposal and timeline. With clarity on all fronts, we finalize the agreement and prepare for the build.
8. Permitting & Scheduling
We handle all necessary permits and begin scheduling the construction phase, aligning our craftsmen and trade partners for a smooth, well-orchestrated start.

What do you charge per square foot for a new build?
Because we build fully custom homes, the cost per square foot can vary significantly depending on the design, level of finish, site conditions, and other project-specific details. Rather than offer a one-size-fits-all number, we prefer to start with a conversation about your vision, goals, and priorities—this allows us to provide a more accurate and meaningful estimate tailored to your project. We’re always happy to walk through past examples and help you understand how different decisions impact cost.
Do you charge for an estimate?
We don’t charge for an initial conversation or high-level budget discussion—that part is about getting to know your project and seeing if we’re the right fit. However, when it comes to detailed estimates that require design input, material selections, and coordination with trade partners, we often do charge a fee. This allows us to dedicate the time and resources needed to provide an accurate, thoughtful proposal. If the project moves forward, that fee is typically credited toward the build. We’re always happy to explain what that process looks like in more detail.
Do remodels go through the same process as new construction?
Not every remodel requires a paid design phase. For smaller, straightforward remodeling projects, we’re often able to provide a complimentary estimate. However, larger or more complex renovations typically require a design and pre-construction agreement. This allows us to invest the time needed to develop detailed plans, coordinate with trade partners and engineers, make material selections, and prepare an accurate scope of work and budget. By doing this work upfront, we minimize surprises during construction and provide you with the confidence to move forward with a well-planned project.
